Here is a house that had water damage due to improperly installed flashing.  There was not very much visible damage from the inside, but this leak had been ongoing for a couple of years.  The homeowner didn't know there was a leak until the damage started presenting itself in the bottom corner of the upstairs room.

3. This view is of downstairs room - upper corner of ceiling after we removed the sheetrock.

4. Notice how the decking of the floor  to the upstairs bedroom is damaged.

6. Upstairs room; exterior wall of house is on right.  Notice the staining on the 2 x 4 in the middle of the picture only goes up approximately 4 ft.  This is where the roof cuts into the wall (see the opening into the attic area)

 

7. Here is the view from outside the upstairs room. A poor attempt to install flashing.

8. Here is view of flashing.  You can actually see daylight from inside the room after we took the sheetrock off.

 

The damage to this house could have been totally avoidable had the builder installed flashing correctly.  Installed incorrectly, or totally missed however, and the damage now will cost thousands of dollars to fix.
